Over the guide price for 496 acres
First up was a stunning residential property at Dereenboy Upper, Glengarriff, Co Cork, which came with 452 acres of mountainy land, including native oak forest in a Special Area of Conservation.
Abutting the boundary of the State forest, the farm includes Barley Lake (the eventual buyer often walked the 11 miles from Adrigole as a child, to fish in the mountaintop waters).
There were three bidders, starting at only €150,000, bidding up in €5,000s until the auction met the reserve of €250,000, and the property was eventually knocked down at €275,000 — €25,000 in excess of the reserve and guide price. The purchaser is a sheep farmer who bought the property for grazing.
This probate sale included a traditional, slated two-storey farmhouse, in poor but habitable condition, and another derelict dwelling.
The positive response was repeated in the executor’s sale of a 44-acre farm at Deshure, Terelton, which had a pre-auction guide price tag of €260,000, but sold for €275,000.
The property was sold to a trio of local farmers, who, instead of bidding against each other, worked together to good effect. There were other bidders, but the “co-op” proved successful, and the property will be divided amongst them.
Meanwhile, a cottage at Deshure which was part of the estate, and which was highlighted on our Saturday’s property pages, sold almost immediately to a cash buyer for €40,000.
