Sixty acres with farmhouse in east Cork ideal for tillage
The property, 60 acres in one tidy block, is being offered for sale by private treaty, though Miah McGrath, of McCarthy and McGrath, Midleton, and it includes a traditional but fully-restored farmhouse at its centre.
The land is top-class, and more than half of it is in stubble, with the rest under grass.
The farmhouse is set back from the road, via a long driveway, and is secreted behind high trees, giving lots of privacy. It has oil heating and PVC windows, while the yard includes a number of stone outhouses, also in good condition.
The agent has given a price of €15,000 per acre for the property, but is open to offers. “They don’t come up that often down around here. I don’t remember a farm of that quality coming to the public market for quite a while, and there’s a good level of demand. I think it’s reflected in the price, and bidding is already under way.
“It’s in an area of very progressive farms, be it tillage or dairy, so it’s very open to the market, and it’s good enough as a stand alone, as well,” says Miah McGrath.
This area of east Cork is ideal for tillage and drystock farming, and the Loughane farm comes with road frontage and a layout that’s easily worked, he says.
The property, only recently on the market, has generated considerable interest, the agent says.
Meanwhile, the largest and one of the most impressive farms of the year is rumoured to be already under offer. It is believed an early offer in excess of the price of €4m has been received for Caherduggan Demesne, close to Leamlara, also in east Cork.
Property sources are mentioning a figure in the region of €4.2m, but this has not been confirmed.
There is talk of interest from two heavy-hitting dairy farmers, but as the property is on the market less than a month, it’s unlikely that any agreement will be tied down yet.
