Top grassland holding on market
The property at Avaune comprises 80 acres of some of the best grassland in east Cork, says CCM agent Tom Kelly.
“It’s as good a grassland farm to have come on the market in years, and you’re looking at leaving cattle out grazing from January to nearly December.
“Anyone who’s been to the point to point in December will acknowledge that the land is bone dry,” he says.
It has been used for a suckler herd for the last seven years, he says, and before that a well-known dairy enterprise, but illness forced a scaling back of the operation, and now the farm is being sold due to retirement.
It’s on offer by private treaty, and the guide price is €960,000 for the entire property — the equivalent of €12,000 per acre, which, it might be said, reflects the quality of the land and the rarity of the sale.
Opportunities to buy a substantial holding of this size don’t arise often, and it’s likely that the progressive dairy farmers in the region will see the point of adding more lands to their holdings before the arrival of the free market in milk.
And with farm sales quite bullish at the moment, this land at Avaune will set a new local benchmark, if and when it sells.
Meanwhile, the property is offered in two blocks, one of which comprises 68.32 acres, and the second which is 11.68 acres.
The larger block comes with a range of farm buildings (the yard was laid out for a dairy enterprises), which include wintering facilities for 90 cows and followers.
The farm also has about a mile and a half of road frontage, on both blocks.
The land is laid out in well-fenced paddocks, has a central roadway and private water supply, and is divided by the Midleton to Tallow road.
Tom Kelly is open to offers in the region of the guide price, and expects strong interest, particularly, he says, because banks are seeing the value in agriculture once more.
