Big interest in tillage farm
The executor’s sale comprises a 94-acre tillage and fattening farm at Ballygorteen, Golden, Co Tipperary, and it’s superb quality land, says the agent.
Just off the N24 and two miles from Cahir town, the property is easily accessible, which will make it attractive as an outlying farm, he says.
“It’s easy to get at, but when you’re there it’s in a smashing rural setting. There’s been good interest already, and we expect an outcome at the auction, it’s not there for show,” quips Ryan.
The main bulk, 62 acres, is in stubble after tillage, the rest is under grass and is nearer the house and yard.
The farm includes a 24-acre parcel on the other side of a road, says Ryan, also tilled. The residence is an unpretentious but good quality bungalow of about 1,000 square feet, set back from the main Tipperary-Cahir road. It has three bedrooms, a sitting room, kitchen and bathroom.
The yard has a four-column haybarn with lean-to, three stone outbuildings and a cattle crush.
The Ballygorteen farm will be offered in the entire, and in lots of 70 and 24 acres, with the 70-acre lot inclusive of house and yard.
Better grain prices this year may tempt some farmers to invest in the top quality tillage ground, but interest has also been shown from farmers who have sold land for motorways in Co Limerick and Cork, says Ryan.
He is looking for offers in the region of €8,000 per acre – a total of €740,000 or thereabouts for the property, which has the Galtee Mountains as a backdrop.
