Which is a pity, because you have gems like this farmhouse near Kilbehenny. You can buy properties like this very old and very attractive farmhouse for peanuts in comparison to east and west coasts.

The price of a semi in Dublin can buy this 130-acre farm at Bawnard, Coolagarranroe, in south Tipperary, with lots of splendid isolation on offer, (ideal for those of a contemplative nature), but within a short drive of Mitchelstown and Cahir.

This farm has been gently run for the past number of years, and hasn’t been worked to its full capacity, but now, with its high acreage and grazing rights of just under 240 acres of commonage, the property is attracting a lot of attention. And from all parts of the country, says auctioneer, Noel Corcoran, who puts it down to the high demand for forestry land at present.

That’s more or less down to the high demand for forestry planting land right now, an investment that’s regarded as relatively safe, with a steady return, compared to equities and property.

Noel Corcoran is the agent in charge of this sale, and he’s taking the property to auction on August 31 next at Kilcoran Lodge Hotel, which is also close to the Bawnard farm.

It’s located about a mile off the old Cork road, near the Mitchelstown Caves, and there are spectacular views, says Corcoran. The farmhouse is a quaint, half-thatch, half-slate property with lots of charm, albeit in need of extensive renovation.

The agent isn’t prepared to sell in lots, and instead is offering the property in its entirety. He gives a pre-auction guide of between €300,000 to €400,000.

It comprises mixed land, some good quality grazing, and rough mountain pasture that’s more suitable to planting, says Corcoran.

The yard has some lovely old cut-stone lofted outhouses, and should repay conversion and renovation handsomely.
