Attractive land has plenty to offer
Elfordstown is an attractive parcel of land with a fine, two-storey farmhouse and has plenty of road frontage on offer. Located just 2.5 miles from Midleton and close to the east Cork golf club, it could have two types of buyer.
This is because its bisected by a local road, which leaves the house, yard and roughly nine acres of land on one side and the main bulk of the farm, some 57 acres, on the other. There could be some residential buyer for the house and land, particularly as it’s so close to the bustling town of Midleton and would offer enough ground for a hobby farm, although this sector of buyer has been very scarce of late.
Ideally, the property will be sold in the entire, says Davey Keane, and he’s inviting offers in the region of €10,000 to €12,000 per acre for the property, including house and buildings.
The land is good pasture, fairly level and with no waste, he says, so it would make a very useful addition to any holding in the area.
Interest has been good so far, says Keane and he’s open to offers on the guide.
Meanwhile, the Ballymorisheen, Grenagh farm was sold before Christmas to a local buyer who has land and business interests.
The property had a guide of €1.2 million but the auctioneer was tight-lipped on the private treaty sale.
However, it’s expected that the farm sold in excess of €1 million, which leaves the sale somewhere around the €1.1 million mark.
This works out at a very strong, €20,000-plus per acre and underlines the sustained interest the auctioneers says he had in the property, which is located just off the main Cork Mallow road, in a predominantly dairying area.
