Rich soil of Ballynalackan will attract bidders
On the Fermoy-Lismore road, the property overlooks the Blackwater, and is on the market with newly-licensed auctioneer Malcolm Cotter of Cotter and Associates.
Christy Buckley is the joint agent on the sale of what’s described as prime tillage and grazing land.
With an almost complete, substantial dormer residence and with full planning permission for an equally large house on a site adjacent to the road, the property has an overall guide price of €1.2 million.
Malcolm Cotter is open to offers, and says the property can be sold in lots. There’s something in it for everyone, he says, as the house, yard and 10 to 15 acres could be sold in one lot, with the remainder more suitable for an agricultural enterprise.
The land is level, in five large divisions, and it has been used as an outlying farm.
The house is detached from the yard, but is adjacent, and the location is less than five miles from Fermoy.
The yard comes with two slatted sheds, with capacity for up to 80 cattle, and has some lovely old stone buildings, including a lofted outhouse.
The main residence is a 2,200 square foot, stone-fronted property which is at the “final fix” stage, but needs finishing.
But most of the hard work is completed, says Cotter, who is based in Fountainstown in Co Cork.
The land is in permanent pasture, well fenced, with a public water supply.
Slightly sloping, it has superb views over the Blackwater from the lower fields, and the rich soil will attract farmer bidders, the agent says.
Most of the fields are accessible via a laneway which runs to the Lismore road — which would allow the 43-acre farm to be sold in lots.
The half acre site comes with full planning for a 1,815 square foot bungalow, and all services are available.
