Three for the price of one
The long, long farmhouse, which carries an early Georgian date, is now a fully restored, working home with some 20 acres of farmland attached.
On the market with Pat Quirke of PF Quirke and Co, Clonmel, the period property has a guide price of €1.5 million and comes with a lot of extras.
According to Pat Quirke, the main house has ‘immense character’ and has been restored by two owners.
The first took the property to hand structurally in the late fifties, and the last owners, the vendors, took on the house as a renovation project which is now completed.
And it’s effectively three properties for the price of one, according to Pat Quirke, because the sale includes a two bedroomed gate lodge and a one-bedroomed house on the land known as Granny Quinn’s Cottage.
Then, there are a number of stone outbuildings and seven loose boxes as the property was run as a riding school.
This makes it ideal for a family with an amateur, or semi-professional interest in horses, as the property is in walk-in or trot-in condition.
Thonoge House is described as a large, but manageable family home which is one room depth throughout, making it a warm, sunny home. It also faces south at the rear and has direct access onto the rear courtyard, coach house and stables.
The ground floor rooms include a formal drawing room and dining room flanking the entrance hallway, with a rear corridor leading to a basement (used for storage) and the rest of the accommodation, which includes a playroom, cloakroom, bathroom utility and the kitchen.
This is the hub of the house, says the agent, and has a big Aga at its centre, and a second staircase leads up to the first floor.
Fitted with a bank of units, it has windows overlooking the front garden and double doors leading to the courtyard.
Overhead are five bedrooms, a nursery and a bathroom. Thonoge comes with a ‘fabulous’ kitchen garden, says Pat Quirke, and a soft and hard fruit orchard that includes a broad range of berries and a fruit trees running from apples to figs. The property also comes walnut and hazelnut trees.
Long lawns frame the front of the property, which is approached by a long driveway and at the rear, the stables, coach house and various stores are located.
Just off the N8, soon to be the M8, Thonoge is ideal for commuters as it’s also just a 10 minute drive to Cahir, where there’s a mainline service to Dublin and Cork.
The property is also close to the organic farms at Ballybrado, which might tempt like-minded souls into taking this farm into conversion.
The land spreads out the side and rear of this property and is top quality agricultural land, says the agent, which is all in pasture and laid out in paddocks.
