PITCHED at the commercial as well as the farming market, a farm in two townlands in Youghal, Co Cork, could be a nice little nest egg, and a nice little earner.

According to Tom Kelly of CCM Properties, the 93-acre farm at Ballymacask and Clashdunna has a great ratio of land to milk quota, and has 720 metres of frontage onto the Youghal bypass.

The agent says this combination would mean medium-term development potential, and a farmer could work away here with the prospect of a development windfall in the future.

A neighbouring farm is believed to have sold for in the region of €28 million, in a contractual arrangement with McInerney Developments, equivalent to €400,000 per acre paid when houses are built on the land.

With access also on to the Dungourney road, the Ballymacask and Clashdunna farm is well-drained, and suitable for early and late grazing, says the agent.

It’s also close to one of the better residential areas in Youghal, the Quarry Road, he says.

Tom Kelly, who is a joint agent in this sale with Ganly Walters, Dublin, is looking for offers in excess of €18,000 per acre.

Ganly Walters sold Muckridge House in Youghal, prior to auction last June, for a sum in excess of €8 million.

Including the Muckridge House period residence, the 100-acre property also had industrial zoning on part of the land. The house and lands — once the seat of the FitzGerald family — had been held by the Dora Haccious trust .

The vendors of the Ballymacask and Clashdunna land are the Kirk family.
