Rare sale in size and quality

A RECORD-BREAKING sale looks likely for a combined dairy and tillage farm at Clashmorgan, Mourneabbey, near Mallow, Co Cork.

Liam Mullins, of Liam Mullins and Co, won’t be drawn on a guide price for this 176-acre farm, but there is the potential to realise up to €3 million, based on current land prices.

This farm is four miles from Mallow, in excellent farming country, and a lot of interested people have already viewed it, says Mr Mullins.

A residential holding, it’s a retirement sale and is a ready-to-go operation.

The highest and more level parts are used for tillage, with five divisions under the plough, and the remaining land is in paddocked pasture.

Mr Mullins describes it as a prime intensive dairy holding, and says it’s a rare sale in terms of its size and quality.

There’s a substantial dairy layout, but also the opportunity for a progressive dairy farmer to upgrade the existing facilities, especially with grant-aid available this year of up to 60% of cost, to a maximum eligible investment of €120,000. There are 136 acres of permanent pasture, and 40 under tillage, with the yard set at the centre of the farm. This includes an eight-unit herringbone milking parlour with automatic feeding, three 60’ by 20’ cattle sheds, one slatted shed and slurry tank, three silage pits, a calf house, four calving pens, with a loose 30’ by 24’ attached shed. A machine shed and workshop and two isolation pens complete the buildings on offer.

The residence has 1,400 square feet of space, in three bedrooms, two reception rooms and a kitchen. It’s in very good condition, says Mr Mullins, with PVC windows and oil heating. The house is set at the end of a long, tree-lined driveway from the road.

One mile off the main Cork to Mallow road, the farm is 15 miles from the city and four miles from Mallow and is also just up the road from Mourneabbey village. It is for sale by private treaty.
