Home of the pedigree ‘Ballywish’ herd of Friesians and the long-time enterprise of Patrick Bradish, the 106 acre farm comes with a hefty 110,756 gallons of quota. Not only that, but the property also has strong development potential, says Mr Stafford, so the sale will be a double-whammy for the agent.

He gives a rough guide price of €12,000 to €13,000 per acre, but considering that one 21 acre parcel of the same land is reputed to have sold recently for €25,000 per acre, this could be a very conservative estimate.

The land is located on the main Wexford/Gorey road and has frontage on four sides, two to minor roads, and it’s situated on the edge of Castlebridge village, hence its strong development value.

Just 18 miles from Gorey and two and half miles from Curracloe beach, the attractions are obvious.

A successful and well-managed farm, the land is in a high state of fertility, says Nick Stafford, and is well-watered and well-fenced. Laid out in paddocks with central farm roadways, it’s a ready-to-go operation for any farmer.

Historically, this farm has always been well-looked after, the agent says, even by previous owners, who didn’t stint on manure and fertiliser, which explains the high state of fertility of Ballymartin Farm.

The agent is flexible and prepared to sell in lots, but at the moment, interest is so strong, the property could be sold prior to auction. The lots include 37 acres with 38,628 gallons of quota, 69 acres with 72,036 gallons, or the entire with or without quota.
