“LAND in Killusty hasn’t made as much ever before,” said auctioneer John Stokes of Stokes and Quirke, after last week’s auction of a period property and 75 acres near Fethard in Co Tipperary.

The sale included an interesting package of properties, with the ruins of Clare Castle, a fortified 17th century house, and a fine, stone farmhouse thrown in - which had a new roof, but was only half-way through renovation.

Mr Stokes described the farm as a little jewel under Sliabh na mBan, with neighbours that include Andrew Lloyd Webber at Kildinan Castle, and Coolmore Stud within a five mile drive.

The eventual purchasers were a consortium of local people with equine interests.

Five contracts went out prior to the auction, and the property was offered in lots on the day, but they weren’t making enough individually, says the agent.

He then put the entire property on the market at €880,000, and some fast bidding saw the Clare Castle farm knocked down for €1.03 million, the equivalent of €13,733 per acre.

The underbidder also had equine interests.
