Dairy farm sale of 76 acres, quota
The farm is the property of Sean and Carmel O’Shea, who are retiring and putting their 76 acre holding, with its 43,194 gallon milk quota on the market, for offers in the region of €1.25 million.
It’s an exceptional sale, says Paddy Murray, and as it’s not in the disadvantaged area it will appeal to a broad range of farmers looking to pick up quota, as well as land.
As the nearby sale at Ardkitt, Ballineen for more than €40,000 per acre showed a couple of weeks ago, milk quota is still a very strong draw in a property sale.
At the quoted guide price, this farm at Coolnaugh, Newcestown is hitting the market at around €16,000 per acre. Close to Newcestown village, it has frontage onto three roads.
The main Cork to Macroom route is also nearby, and many intensive dairy farmers are within range for taking on the quota and cutting silage from the land.
Mainly level, with a gentle westerly slope, as described by Mr Murray, the lands comprise one large block all in grass.
The farm is also paddocked, so it is effectively one big field and, according to Mr Murray, it is excellent quality land, rented out for the past seven years.
This is a residential sale, including a really good quality farmhouse, well-maintained and with a significant extension to the rear.
For someone looking to acquire just the quota and the land, this house could sell well. Mr Murray has indicated that the farm may sell in lots. This wasn’t his original intention, (and he has a bid already of €1,050,000 for the entire), but with keen farming interest, the house would be surplus to requirements, so it may make sense to sell in lots.
The five-bedroomed house and a four-acre field to the front, along with the yard, could sell separately, would draw hobby farming interest, says Mr Murray.
The house has three reception rooms, a fully fitted kitchen, a pantry, and five bedrooms and more than 2,000 square feet of space in total, heated by oil.
