New strategic joint venture Arden to deliver up to 1,000 homes

The company was initially formed to deliver the neighbourhood development of Foothills, Killinarden in South County Dublin, in partnership with South Dublin County Council, with the first units launching in September 2026.

A new strategic joint venture by two major construction companies has been established to deliver up to 1,000 social and affordable homes to the Irish market per year. 

Arden has been launched by John Sisk & Son, and D/RES Properties will act as a fully independent company to deliver large-scale, multi-tenure residential-led community developments in Ireland.

The company was initially formed to deliver the neighbourhood development of Foothills, Killinarden in South County Dublin, in partnership with South Dublin County Council, with the first units launching in September 2026.

Arden said it is looking to develop an active pipeline of developments, with an emphasis on key strategic growth corridors across the Greater Dublin Area and beyond.

Patrick Durkan, CEO, D/RES Properties, added: “This Joint Venture with Sisk and the formation of Arden is the powerful combination of two family legacies to assist in the institutional delivery of large residential developments across Ireland. 

"As the market is maturing and the scale of Government ambition is to deliver larger multi-tenure schemes which require development and financial expertise, alongside the execution and construction expertise, we feel that Arden is a great proposition to drive value for all stakeholders.”

The founding companies said Arden will work with landowners, local authorities, state agencies, institutions, Approved Housing Bodies (AHBs), and commercial stakeholders to unlock value and accelerate delivery on social and affordable housing projects.

The new company has secured financial backing from Bank of Ireland, which has committed a €32m finance facility to fund the working capital required to deliver 635 social, affordable, and private residential units at Foothills.

Cork-founded Sisk employs over 3,000 people and is Ireland's leading provider of construction services with extensive operations across Ireland, the United Kingdom and mainland Europe. The company, which remains family-owned, won a €350m contract in 2024 to expand Manchester City's Etihad Stadium. 

The company has been involved in several stadium redevelopments in the past, including the Aviva Stadium, Croke Park, and Páirc Uí Chaoimh.

D/RES is one of Ireland’s largest privately owned residential developers, and has operated as a family business with over 50 years of experience in the Irish property market. 

The company has a secured pipeline of 6,000 units, and recently closed a €70m funding round with Avenue Capital through the Irish Strategic Infrastructure Funds investment arm to co-invest in unlocking strategic land banks and to assist in the delivery of its pipeline.
