Developer Johnny Ronan’s Dublin 4 plan attracts objections

A plan by developer Johnny Ronan for an upmarket residential development in Dublin 4 where residents will have access to a communal smart car has been thrown into question.

This follows three appeals lodged to An Bord Pleanála against the Dublin City Council decision to give Mr Ronan’s firm, RGRE J&R Appian Ltd, the go-ahead to build 15 apartments at Appian Way in D4.

The council did not grant permission for a penthouse apartment and Mr Ronan’s firm has appealed that.

In one of the third-party appeals, on behalf of a nearby apartment block, Mitchel House Management is claiming the plan will cut €1m from the value of its block.

Each Mitchel House apartment will fall in value by €20,000 to €30,000, it claims. In their appeal, the Leeson St residents argue the plan represents an inappropriate and excessive development.

In an appeal against the omission of the penthouse, consultants for Mr Ronan, John Spain and Associates, say the project will have no adverse effect in terms of overshadowing or overlooking adjacent properties.

Mr Ronan has helped build over 600 apartments in Spencer Dock, the Convention Centre in Dublin and the Westin Hotel at College Green. Mr Spain says the Appian Way proposal will greatly improve the streetscape.

A decision is due in December.
