Boutique Dawson hotel on the market for €15m

The boutique Dawson hotel in Dublin city centre is being put up for sale with a €15m guide price and is likely to attract considerable attention given its prominent location.

Receiver Declan McDonald of pricewaterhouseCooper has appointed Savills Ireland and Morrissey’s to handle the sale, with bids expected by the middle of next month.

The Dawson is located at 35-36 Dawson Street in Dublin city centre and comprises two interconnecting period buildings that incorporate Sams Bar, the circa 200-seater Dawson Brasserie (formerly La Stampa, which has been closed since last December), a vacant restaurant premises in the basement (formerly Faat Baat), and the 36-room hotel and spa.

Commenting on the 3,300m sq property yesterday, Savills head of hotels and leisure Tom Barrett said: “The Dawson represents a rare opportunity to acquire one of Dublin’s most substantial licensed premises, with significant asset-management potential. We expect strong domestic and international interest.”

Tom Morrissey, who is also responsible for the sale, said. “This is a unique opportunity to acquire an unrivalled licensed premises complex, incorporating also 36 bedrooms and spa, situated at the centre of Dublin’s principal business, retailing, tourism, and entertainment district.”

Located opposite the Mansion House, the Dawson will benefit from the crosscity Luas line which will operate on Dawson St.

The hotel will be offered for sale by public tender with an expected deadline for bids of June 17.
