The property is five miles from Charleville and within a short commute of Limerick city.
Dromina House is being sold by private treaty in an executor’s sale, through Phil Purcell, of GVM Kilmallock, who’s seeking €1m.
There’s some fine land in it, Mr Purcell says, and while there might be very long-term development potential, the manner in which land was purchased during the boom has killed village development for a long time, he says.
The Dromina property will appeal to farmers, and while the residence on it is old-fashioned and will need updating, it has good quality, Golden Vale land, a small amount of which is low-lying, says Purcell.
The four-bedroom, two-storey house is in fairly good condition, with an adjoining farmyard, and the land is divided in 12 fields, and is well-fenced and watered, he says.
He’s seeking offers of €1m, which works out marginally in excess of the €10,000 per acre price bracket.
It will be interesting to see how this well-located, substantial, quality block of grazing fares in the current market.
