Family turnkey up for resale in the popular suburb of Reldare

The first resales of recently built ‘new’ homes at Cork’s western suburbs’ Reldare came to market almost back-to-back in November of last year, both quite different, one from the other.

One was a three-bed semi-d, the other a four-bed detached and, now, now, here’s a third offer, No 29 Reldare, and this one’s different again.

Built in 2021, No 29 is a four-bed semi with a very good attic level fourth or main bedroom, bringing the floor area to just shy of 1,700 sq ft, notes selling agent Sean McCarthy of ERA who had 10 viewings lined up for it on Wednesday so it’s rightly off to a good start, he observes.

He sold for the vendors — a young family — previously and now is back on the case as they relocate from Cork for work reasons, and he guides it at €625,000: the Property Price Register shows it selling day one by mid-2021 for €495,000.

The register shows just one Reldare resale so far, that of the 1,300 sq ft, three- bed semi-d No 5, which had come for sale in November guiding at €525,000. However, No 5 fetched almost €100k over the ask; it sold for €620,000 after very strong and swift bidding.

In contrast, the same month No 9 had come for sale, and this was a detached four-bed of c 1,900 sq ft. No 9 had an initial AMV of €925,000, having sold new as an intended showhouse for the 48-home O’Callaghan Properties’ niche scheme on the lands of a former detached called Reldare House for €596,000. No 9 went sale agreed after a price reduction to €875,000, selling above it, most likely.

So, No 29 is sort of between its two property market predecessors here near the Poulavone Roundabout at the Ballincollig end of the Model Farm Road, in terms of size, price, and rooms-wise. Like them both, it’s in exemplary condition outside and inside, and on all three levels.

ERA Downey McCarthy’s Sean McCarthy says it’s perfect for families, in turnkey condition with an A2 energy rating and had its main en suite bedroom on the top floor done day-one as one of the house style variations offered by OCP, with twin Veluxes on the south-facing roof slope. One of the mid level’s three other bedrooms (to the rear) also has an en suite.

At ground there’s an oak floored front reception room, guest WC, and full width rear kitchen/ dining with banquette seating, white quartz worktops on good green-hued units with a Rangemaster stove and Belfast sink.

The rear is facing directly south, with St Oliver’s cemetery over the back wall, and landscaping includes lawn, patio, storage shed along with bedded-down apple and olive trees, shrubs, and there are lavender beds to the front by the cobble lock drive.

Since Reldare completed it’s been followed by the 33-home scheme Hermitage Farm, being done by Ruden Homes, with the first phase of 15 having launched in March, with four-bed semis of 170 sq m/1,82 0sq ft priced from €850,000, up to €1.2m for 233 sq m/2,500sq ft detached five-beds.

VERDICT: Reldare has well taken root, and is hugely popular with medics at the nearby CUH and CMUH, academics at MTU and UCC and those in the tech sector
