Just how much old farm outbuildings can add to a property’s character is ably demonstrated at this charmingly arranged Ladysbridge home that’s evolved gently over the years, nudged along by laid-back owners who’ve enjoyed it since 2002.

Alex Fitzpatrick and her husband Rob had the chance to buy it 24 years ago from family members who were upsizing as their household expanded.

“They had lived in it about three years and when they were moving on, they offered us the chance to buy it. It’s been such a lovely space to raise our kids in, but they’re all college age now, so access to trains is a priority,” says Alex.

The couple did some nice work on the property over the years, which dates back to the 1900s and was a good deal smaller in those days; ‘1922’ is etched by the entrance pillar.

“We basically built on as the family grew,” says Alex, and their home is now a 118sq m three-bed, with an added-on living room and a bigger kitchen than it started out with.

The central living area is a gorgeously cosy and inviting space, with warm-hued timber flooring, a multi-fuel stove with back boiler for heating the radiators, and a quaint staircase to a mezzanine level bedroom.

The main living space is open plan and split-level, with one step down to the country-style kitchen which has a Rangemaster cooker and Victorian floor tiles. A couple of steps up from the living area is a family room, which the couple added on, also with warm timber flooring and sliding glass doors to a patio. A well-lit room, it’s an attractive additional living space at this home in Moanroe.

The couple made other changes, like converting an upstairs sitting room into the main (mezzanine) bedroom while a couple of the outhouses were also put to use, including turning an old creamery into a home office, while a second outhouse is now a utility and a music room where Rob dabbles in producing digital music or practises guitar.

A third outbuilding is also there for the taking — perhaps it could be renovated for use as an AirBnB as Ladysbridge is close to some scenic beaches like Ballinwilling and Garryvoe, while Ballymaloe House and Cookery School is also nearby.

The gardens of this pretty home unfold as you ramble about.

“There are lots of little pockets, they are not laid out as single sweep, and there’s a sense of discovery to it,” says selling agent Adrianna Hegarty of Hegarty Properties, who points out that the 0.3 acre site is South-facing. She says the outbuildings offer “great flexibility” in a peaceful countryside setting.

“For those drawn to coastal lifestyles, this is an ideal home and having two ground floor bedrooms will make it attractive to all ages,” Ms Hegarty says.

She believes it will attract downsizers and possibly people based in Cork City looking for a holiday bolthole.

Alex feels a family would love it. “Our kids have had a really nice life, being part of a really nice community, with easy access to Midleton and Cork City too,” she says.

The guide price for this Ladysbridge home is €390,000.

VERDICT: Genuine lifestyle flexibility on offer at this charming home with various workshop/ studio/ AirBnB possibilities
