House hunters who like what they see at No 25 Woodbrook in Glanmire Court have the comfort of knowing that it’s probably the largest plot in the block, and that if they choose to expand down the line, it shouldn’t be a problem — once planners give their blessing.

Currently a 104sq m three-bed, with the option of a fourth bedroom on the ground floor, it’s proving popular since selling agents ERA Downey McCarthy listed it online.

“We had 1,800 hits in the first three hours,” says agent Garry O’Donnell.

Interest is no doubt piqued by the price point: For a detached home on a generous plot with the option of a fourth bedroom (currently a home office), a guide price of €445,000 isn’t off the Richter scale.

What’s more, it’s been thoroughly revamped by the outgoing owners who installed a new kitchen with granite countertops, upgraded bathroom suites, put down new flooring, and added a tasty colour palette. It’s a bright house, especially the kitchen/dining room, which has a bay window, as well as glazed double doors to a patio.

Double doors open into a living room too, painted an attractive sage green, with solid timber flooring and solid fuel inset stove.

An interesting feature of the utility room off the kitchen is that a Stira stairway leads from it to a floored overhead roof space, ideal for storage.

The trees act as a boundary down one side of the enclosed garden, where there’s a good deal of lawn, some decent landscaping with patio, and various shrubs and trees along the periphery.

For families interested in No 25, Mr O’Donnell points out that Glanmire Court is just 600m from Scoil na nÓg primary gaelscoil. Larger schools in the area include Riverstown National School and Brooklodge NS.

The Dunkettle Interchange and Jack Lynch Tunnel are not more than 10 minutes away by car. Nearby Glanmire village has a range of retail.

Up to a dozen parties turned up to walk through the house at each of the first two open viewings. Mr O’Donnell says potential buyers love the corner site. “The house has obvious future extension potential, subject to planning permission,” he says.

The Price Register indicates that re-sales in Glanmire’s Woodbrook are rare. The last one recorded is of No 2, which changed hands in 2023, but the €15,000 price indicates some form of special arrangement.

No 32 Woodbrook sold the same year for €358,000.

VERDICT: Those looking for an affordable family home in Glanmire will love the back garden/site size, with scope to extend. Tailor-made for a family.
