Bandon new build at €370k attracting city inquiries as deemed more affordable

Four year old three-bed semi-d sold new for €303,000 now fully finished and in great order,  says agent seeking €370,000 on resale

SALES at associated Bandon addresses Maple Place, Maple Lawn, and Maple Drive are up to about 50 transactions so far, and already resales in the early 2020s development above the Dunmanway road 2km west of the town are being notched up.

Latest offer is of the 112sq m, three-bed semi-d 5 Maple Place, just listed with a €370,000 AMV by agent Majella Galvin of DNG Galvin, who says it was built in 2022: the Price Register shows it selling new at €303,964.

The same agent had the resale offer of 12 Maple Place in late 2023; the register shows it selling by spring 2024 for €385,000.

Ms Galvin says the early calls include inquiries from those living in  Cork city, as they see more value in Bandon than there.

She says No 5 is well-finished, with a south aspect rear above the road at Coolfadda and Laurel Walk and “combines stylish interiors with energy-efficient design, offering modern family living at its very best”. 

It has a now-standard layout of front reception, rear kitchen/diner/family space with store, guest WC, en suite main bedroom and family bathroom with shower over a bath. Heating is via air to water heat pump, delivered underfloor at ground level and the BER is an A2.

VERDICT: Resale values seem to be keeping pace with the inexorable rise in the price of new three-bed semis in developments like this one on a hill above Bandon town
