OWNERS of the c 20 homes in Limerick’s Adare Manor Demesne hardly need bragging rights — these one-offs in the grounds of Adare Manor are multi -million euro beasts any time of the day, or any day of the year.

Did they really need the hoopla of the Ryder Cup in 2027 — the US vs European cup challenge’s centenary year — on their threshold as well?

In advance of the 2027 Ryder Cup, millions of euro (and, dollars?) are being splashed around Adare: €150m is being spent along on the village’s badly needed bypass; the Irish Government is contributing tens of millions of euro to the prestige event (Adare was agreed back in 2019 for 2026, but covid knocked it on a year to ’27). And, Adare Manor’s proud owner JP McManus is already quids-down on spends to the tune of c €80m to buy and renovate the 19th century manor, now centrepiece of a golf resort with Michelin-starred restaurant, the Oak Room and the Ryder Cup on the way.

All of this makes the €2.595m asking price on Oak Lodge, aka 9 The Demesne Adare Manor seem almost reachable: it’s listed this week as the 2025 Ryder Cup in the biennial series kicks off in New York, with Munster-based estate agent Eileen Neville of Lisney Sotheby’s International Realty.

Ms Neville describes the 447 sq m seven-bed (two en suite) home on a crescent-shaped site as being in a beautiful Arts and Crafts style, with covered porch entrance, oak floored interiors with curved hall walls, several offices, stepped open plan kitchen/living room, library, drawing room and lofted adjacent garage.

“It’s already attracted strong interest, particularly from the US buyers with the upcoming 2027 Ryder Cup at Adare Manor adding to its international appeal,” adds Lisney Sotheby IR’s Ms Neville.

Two years prior, No 2, Winterwood, sold for €2.937m in ’22 (it had a value put on it in the Tiger Times in excess of €10m), and a handful of other Demense homes have resold in the €1m to €2m bracket.

All 19/20 here are one-offs, built on services sites in the 2000s offered by Adare Manor’s previous owner, US-born Tom Kane at site prices from €650,000 to €1.5m.
