Dated Carrigdhoun Quay bungalow may qualify for vacant property grants

THE SAME, only different? A price drop on this attractive, waterfronting Carrigdhoun Quay mid 1990s dormer home on the Wild Atlantic Way should bring it to the attention of a wider pool of home-hunters.

That, and the fact it should qualify for vacant property grants of up to €50,000 as it’s been unlived in for a number of years.

Set just across the N71 from legendary Mannings’ Emporium food stop at Ballylickey, between West Cork property hot-spots Bantry and Glengarriff, Carrigdhoun Quay last sold at auction for €435,000 — that was an even €100k over its summer 2020 AMV of €335,000.

Previously owned by a Russian-born sculptor, the late Alexander Sokolov Grant who had family links to Castletownshend, it was bought by an IT whizz who’s lived variously in Australia, China, and inland on the Cork-Limerick border.

The buyer got planning for a replacement dormer home, more contempory in looks via DMCA architects in Bantry, but circumstances changed and he is now looking to sell once more and will take a hit in what it cost him, to next owners’ benefit.

Selling is Liam Hodnett of Hodnett Forde who says it’s been getting varied viewings over the summer, and he expects more interest now again with a sub-€400k AMV, for a 0.4 acre, prime area waterside property.

Most recent inquiries have been to renovate, rather than to rebuild, he adds, saying there’s charm aplenty in the house to work on and to further enhance.

Takeaways? Manning’s Food Emporium is just across the road

The super-scenic stretch of road here has only a handful of houses on the waterside, including one next door called Westerly, now a high-end Airbnb rental and the one-time long-time holiday home of the late Fine Gael minister Peter Barry and his family.

VERDICT: Set by Mannings Emporium and near the Ouvane Falls bar, restaurant, and coffee shop, Carrigdhoun Quay is roadside as well as waterfronting: put it in a more remote setting off the N71 and the price would soar.
