CHANGE of ownership at No 44 Clarkes Wood in 2021 did the Mount Oval property a favour as it resulted in some decorative changes too, all for the better.
The decision to replace flooring in the open-plan L-shaped kitchen/dining room with a light herringbone floor works a treat with the forest green kitchen units.

She says demand for Mount Oval homes, off Rochestown Road, is such that they generally go over the asking.
Families gravitate to the neighbourhood: There’s an on-site creche in Mount Oval village, as well as a healthy smattering of greens to play on, and there’s easy access from the Clarke’s Hill development to the N28 and the N40 South Link road. Schools are plentiful in Rochestown and nearby Douglas, which is also well stocked with retail and services. Public transport to Cork City centre is regular.
Ms Pratt expects interest from within Mount Oval itself, where there’s a diverse range of homes, from one-bed apartments (potential traders-up?) to six-bed, three-storey, detached properties (potential downsizers?).

No 44, a 2006-build, is a three-bed semi-d, measuring 109sq m, and is likely to appeal to young couples starting out, Ms Pratt says, as well as young families in the area.
“I think first-time buyers will be very strong. It’s a very popular location and the house is turnkey,” she says.
The house comes with off-street parking.

To the rear, double doors open from the dining area to a patio, and there’s also lawn, a raised planter, and a storage shed.
