This sunny month of May has brought not just one Heatherfield, Cork, home to the market, but two: No 38 in this early-to-mid-2000s development came first, at the start of May, and is already ‘sale agreed’; now, before the month closes, here’s No 52 — a more “original” version of the house type.

We’re once again looking at this Waterfall scheme of over 60 detached homes, developed by Fleming Construction around 20 years ago, where the better examples have recently topped €1 million. 

No 31 achieved €1.05 million at the end of 2024, having been guided at €850,000. Now No 38 is also sale agreed, having exceeded its €975,000 asking price, reportedly making it into the €1m+ bracket as well. The vendors, after 23 years there, are moving to the coast.

No 38 featured in these pages in early May, having been extended to the side to include a very useful large laundry/utility/pantry room — used for drying masses of sailing gear, based on the viewing — which links to an enlarged garage and workshop. 

This created a super-practical flow of service and family rooms, enhancing the already generous original layout.

No 52, launched to market today, shows the original layout as it was from day one, still offering a generous 230 sq m, with five bedrooms — two of which are en suite, and one at the front with a dressing room.

It’s listed with a €875,000 asking price through estate agent Michael Downey of ERA Downey McCarthy, who says the house is impressive and on a good site.

Facing a green and offering spacious interiors and exteriors, the property is very well maintained, Downey adds.

It has been a rental property rather than owner-occupied, so the “feel” is different to that of the well-lived-in No 38. However, its gardens are well landscaped.

It also includes play areas and a garden room/sheds.

The rear of the property backs onto the earliest phases of Fleming Construction’s subsequent Waterfall development, Earls Well, with glimpses of one of the more distinctive barn-roofed, contemporary homes nearby — likely a former showhouse.

No 52 benefits from mature boundaries, ample parking on a cobble-lock driveway, and gated side access. 

A rear patio leads off the family room, accessible via steps from the kitchen/dining area, which features a slight split-level layout. 

The house retains the typical Heatherfield large central hall, with the main reception room on the right, and a smaller reception/home office to the left. It comes with a strong B3 BER rating.

VERDICT: Guided at €875,000, No 52 is unlikely to reach the highs of No 38 or No 31 in topping €1m, but under-bidders from No 38 may now turn their attention to No 52 and make plans to invest in upgrades and décor enhancements.
