A HOUSING estate with a primary school on its doorstep is a big draw for young families, hence the buyer profile at No 35 Foxwood is exactly that.

“We’re seeing all young couples with smallies or with a baby on the way. The attraction of the school (Scoil Phádraig Naofa) is huge. There aren’t that many places where the kids can walk to class,” says selling agent Jackie Cohalan of Cohalan Downing.

Generosity of green space is another big plus for kiddies at this Garryduff estate. There’s a huge green right at the side of semi-detached No 35 and another green to the front, while a pedestrian walkway links the estate to Mount Oval, where’s a number of commercial units, including a shop.

As for the house itself, it's one of Foxwood’s original four-bedroom homes - another reason for families to love it.

Built in the 1990s by O’Brien & O’Flynn, the current owners have lived there for seven years and made a number of improvements.

“They upgraded the heating and plumbing, pumped cavity walls to improve insulation and put in new bathrooms, a new kitchen and new flooring,” Ms Cohalan says.

The upshot is a fresh, contemporary home with a decent main living space, where an open archway links the kitchen/dining room to a family room.

From here, a sliding door opens to the enclosed rear garden.

Additional downstairs accommodation includes a separate living room, and there’s a guest loo too and a utility room off the kitchen.

Buyers with a plan to expand down the line beyond No 35’s existing 1,300 sq ft will have room to do so and there are examples to draw on from around the neighbourhood.

Ms Cohalan says she is hosting “a good level of viewings”. She points out that an orbital bus service is just a five minute walk away. Garryduff Sports Centre and Garryduff Woods are also close by.

VERDICT: Solid home in family-friendly neighbourhood.
