For the launch of Seldon at 1 Revington Circle off North Circular Road, the most expensive house to come on the market in Limerick city so far this year – the owners waited for spring.

Seeking offers of €1.35 million Brenda Mulcahy of Sherry FitzGerald Limerick says the spacious detached six-bed house and its meticulously landscaped gardens do indeed look particularly well in spring sunshine and are being appreciated by a mix of buyers which includes both returning emigrants as well as locals trading up.

In terms of trading up properties, she says that Revington Circle – an enclave of just 11 large detached houses- is one of the most exclusive and sought after addresses in the city. The most recent sale was of Rosanna – located directly across the road from Seldon- which Ms Mulcahy sold last year for €1.2 Million. It was one of just a small number of houses in the city area which went above the €1 million mark in 2023.
Many of the houses in Revington Circle date from the 1930s, but Seldon is unusual in having been completely rebuilt in 2003 by its current owners.

“In 2018 they upgraded it further and added on a two storey extension,’’ reveals Ms Mulcahy explaining that in rebuilding the property they kept the style, appearance and features of a 1930s house.
“In 2018 it was insulated, fitted with a new gas boiler and double glazed alu-clad windows and now has a B3 BER rating,’’ she says pointing out the effect of rebuild and the upgrades has been to give the property the charm of an older property but the luxuries and conveniences of a modern one.

There’s little in the design of the pebble dash finished three storey property to indicate to viewers that it was built just 20 years ago although the Alu clad grey windows are clearly modern. The interior has high ceilings, coving, plaster roses as well as period style staircases in addition to a classic style kitchen, modern bathrooms as well as glass panelled doors on ground level to maximise light.


Period style features include a bay window at the front which belongs to a timber floored sitting room which has blue wall panels and an insert stove.


Alongside the sitting room , stretching from the front to the rear of the house is a very sizable open plan kitchen/dining /living room which has floor to ceiling windows and patio doors along the side wall.

The living section at the front has an insert stove while the kitchen, at the rear, has dove grey marble topped units, a range cooker and a large blue centre island with a hardwood counter.

On the opposite side of the house, there’s a sitting room with a period style cast iron fireplace as well as a utility room, a WC and a room, listed on the floor plans as a wine room which is now a boot room.

Ground floor windows have been fitted with plantation shutters and only the back sitting room has curtains. To maintain the period style appearance of the property , the owners have fitted antique style radiators.
The first floor has a bathroom and four bedrooms including two with en suites and walk-in wardrobes.

Up on the attic floor there’s a bathroom and two bedrooms one of which has been turned into a home office.

The front garden, accessed by a sliding electric gate, has a large gravelled area for parking, some neat box hedging and a few cherry blossoms.

To the rear there’s a generous sized private garden enclosed by a high wall which has both a lawn area edged with low box hedging as well as a decked patio by the kitchen/diner.


Viewers will be impressed with the space on offer ( 291 sq metres) and the attractiveness of the well cared for gardens but are most likely to want Seldon because of the desirability of its address and its proximity to the city centre and amenities. Several schools including JFK, Villiers and Ardscoil Ris are within walking distance, reveals Ms Mulcahy noting that trade up buyers always give consideration to schools
The fact that this is currently the most expensive property on offer in Limerick, says it all.
