SIX years on, the Clonlara development of new homes in Cork’s Kerry Pike is a finished entity, the landscaping has taken hold, resales are now the only chance to buy — but the developers have more up their sleeves.

There’s been 150 sales now at O’Flynn Group’s Clonlara, which kicked off in 2017, and it’s to be followed up with the start of two other smaller new schemes, yet to be named, from 2024.

Across the road on what’s known locally as “Horgan’s land”, after third-party objections, An Bord Pleanála has recently approved 96 more homes, plus a creche and two commercial units, while also in the wider vicinity, developers O’Flynns also secured permission for 52 homes at Kilronan, behind the Ravenswood Garden Centre.

She’s selling the extended three-bed semi-d No 62 Clonlara, for a young family who are trading up within the Clonlara development, having bought brand new in 2019 and who subsequently extended at ground level for a larger, more open-plan living/day area.

One of the owners is an electrician, and so there’s an above-average spec on electrical and lighting provision, while the contemporary-styled rear add-on is finished in metal-clad detailing, with cedar wood under the overhang with recessed and garden lighting, and alu-clad triple glazing. The back garden boundaries are also finished in lathed timber, with raised flower, shrub, and other landscaping, as well as a limestone patio and an Astroturf lawn.

The rear at 62 isn’t overlooked, says Ms Healy, who started viewings this week and who predicts the €480,000 property will be picked up by a first-time buyer (over 60 Clonlara sales now are over the €400,000 mark and two of the detacheds have hit or just tipped over the €700,000 price point).

When first built, this was one of the larger three-bed semi-d types, the Holly, of 1,237 sq ft and Holly sale prices at the first launch were €325,000, rising to €345,000 on the last launch. The Price Register shows No 62 selling for €319,000 in 2019, in a builder’s finish before its purchasers made their own discretionary additions to it, and before subsequently extending.

While the original was 1,237 sq ft, it’s now 1,490 sq ft, with the added area at ground level only: theupstairs still has three bedrooms.

It shows very well, with wood-burning stove in the front reception room, there’s a further feature stove in the enlarged rear living/family space area where there’s a sliding door to the sheltered sit-out patio area, and flooring is a mix of timber and tile, with a carpeted stairs and some wall panel detailing.

The main bedroom is en suite with a shower, the room has a wall of built-ins, the second room is also a double and the third’s a single or compact double, with a shower over the bath in the main bathroom. At ground, there’s also a guest WC and a utility room, while the BER’s an A3, with air-to-water heating and the added comfort of the optional-use wood-burning stove.
