FAMILIES living in housing estates in Carrigaline or Crosshaven with a hankering for more outdoor space might like what they see at Uphills in Hoddersfield where an up-for-sale bungalow sits on 0.25 acres.
It has a proven track record as a family home, having been one for the past 25 years, but its owners are now at a point in their lives when the site is too big for requirements. So, for that matter, is the 1,250 sq ft bungalow. The plan is to downsize.

They leave behind a 3-bedroom detached home, built in the 1970s, but with the added dimension of a modern sunroom, built on about 14 years ago. It’s a bright and airy space, with a couple of skylights and a large apex window looking out over rolling countryside.

“It was designed to capture the western light,” says selling agent Jackie Cohalan of Cohalan Downing.
While the house might look dated from the roadside, the sunroom changes the look at the rear.

Two separate doors lead from the sunroom to the garden. Internally, it’s linked to the kitchen/dining room via double doors.

The E2 BER isn’t great, but Ms Colahan says that could be easily addressed (insulation, boiler upgrade).

The guide price for Uphill is €425,000 and Ms Cohalan says: “You could do a lot to it, or you could leave it as is”. She points out that there’s a generous detached garage “ideal for conversion into a studio or a work from home space”. Further extending is also possible, with planning permission, thanks to the site size.
Uphills, where the seaview is away in the distance, is just 6km from Carrigaline where retail and schools are plentiful.

Crosshaven village is about 2km away, as is Fountainstown Beach, where those who enjoy a sea swim can also avail of a mobile sauna most days. Ms Colahan says there’s “a good level of interest” in the bungalow, including from families looking to trade up out of housing estates in Crosshaven. “They are families who are established in the area and don’t want the kids to have to move schools, but who do want more running about space,” Ms Cohalan says.
Sunroom and site size are key attractions. Nice family home.
