The decision to schedule three open viewings at 17 Old Quarry, Coolroe, Ballincollig indicates that a very high level of interest is expected.

“There’s a very high demand for Ballincollig properties — especially ones at the lower end of the market,” says Sherry FitzGerald’s Norma Healy, quoting a guide of €310,000 for the two-bed second floor apartment.

“The fact that Old Quarry is a secure gated development located within walking distance of the town centre makes the apartments there especially popular,” she adds, noting that the 72 sq metre property is owner-occupied and well maintained.

Accommodation includes a kitchen/diner and a separate living room linked by an archway. The kitchen has fitted units and a door to a glass balustraded balcony while the living room has oak flooring and a fireplace with an electric fire. The apartment also has a bathroom and two bedrooms, including one en suite.

Old Quarry — a 2003 built development of 36 units (consisting of two blocks of 18) is located within a 20-minute walk from Ballincollig town centre.

“The apartment has one designated parking space and there is ample guest parking,” reveals Ms Healy.

The only sale in Old Quarry so far this year was of No 4 a similar sized two-bed apartment which sold for €345,000 in January. The Property Price Register shows that No 17 last changed hands in 2021 for €248,000.

Ms Healy says another two-bed apartment at 8 Newgrange An Caisleán, Ballincollig listed by her last month attracted huge attention.

VERDICT: Expected to attract viewings from down-sizers, investors, and lots of house hunting couples.
