THE sight of Jeremy Clarkson thundering about on his tractor-beast Lamborghini as he broadcasts his chaotic farmering endeavours to a worldwide audience via Amazon Prime is not something the inhabitants of Midleton’s The Cotswolds will ever be subjected to. Nor will they find themselves living in a rural idyll where the only neighbours are baby-faced sheeps.

What they will find is a nicely matured residential development on the outskirts of a busy market town with a far greater array of services than what’s on offer in Chadlington, Clarkson’s nearest village in the Cotswolds, where you could count the amount of retail on one hand.

Another upside of the admittedly less picturesque Midleton version of The Cotswolds is that people can actually afford to live there. Take No 5, The Cotswolds,

Castleredmond, which has just come to market at a price that even first time buyers might stretch to - €375,000.

Those interested need to get a move on though as on the very first day of viewings, two offers came in, at and above the guide price. Two parties are now bidding for the property and given how well-presented it is, the sale price may well leave the asking price for dust.

No 5’s key selling point is what the owners have achieved to the rear.

Here you will find the open plan kitchen diner, from where bifold doors open to an extended patio area, put to maximum use by an owner with a passion for barbequing (you’ll spot more than one BBQ oven on the patio).

He has an outdoor pizza oven too and good room for outdoor dining. The garden pièce de résistance though is the large outdoor sofa/bed, almost hidden away (along with the garden shed), under the voluminous, drooping, yellow-gold flowers of a “golden chain” laburnum tree, which blooms in late Spring.

That same stunning tree is perfectly framed by the picture window above the kitchen sink, which the owner installed in more recent years.

It’s tripled glazed, as are the bi-folding doors that lead to the south-facing rear. The owner installed new doors in 2018 and changed the boiler in 2021.

Although built nearly 25 years ago, 118 sq m No 5 is free from signs of wear and tear and the interior is quite contemporary, with fresh-looking paintwork and bright rooms.

Buyers don’t need to do anything to No 5, and with four bedrooms, there’s little need to extend. All of the essentials are in place – extra bedroom, utility, guest WC, main ensuite bedroom, south-facing back garden.

Outfront has offstreet parking for two cars and the house overlooks a large, communal green.

Selling agent James Colbert of Colbert & Co says interest in the semi-d is predictably strong, with one couple driving down from Dublin, ahead of the Ireland v South Africa World Cup Rugby match, to view the house on day one.

“We started viewings last weekend and on day one, we had an offer above the asking,” he says, adding that it’s “all young families”.

“It’s first time buyers, with one or two after selling and looking to relocate from outside Cork.” He adds that the location is “ideal” as it’s close to a good selection of primary and secondary schools, while a walkway bridge provides a safe route to Midelton town.

For potential buyers with a commute to the south east, a new relief road provides faster access to the N25 Cork to Rosslare Road.

Midleton is well served by a commuter rail link to Cork City and is about to benefit from a new walking and cycling route through the heart of East Cork, with the imminent opening of the Midleton-Mogeely section of a 23km long greenway, which will eventually (mid 2024) run as far as Youghal.

VERDICT: A swift sale is likely, either to a well-heeled first time buyer, or a family looking to trade up.
