THERE’S something quite lovely about Greenways, apart from its site, setting, and walled garden site in a great location — its interior is full of quirks too, odd angles, and the staircase in its central core is a feature in its own right.

Greenways has a great quarter acre site

Reckoned to date to the 1930s, it’s a detached dormer home, with an attic conversion, on a corner site on Cork city’s Glasheen Road and the junction with cul de sac Croaghta Park.

While it might need a bit of work (maybe not too much?) it’s chock-full of further promise, and is described as ‘substantial’ by selling agent Tirza Hourihan of Frank V Murphy & Co, who guides the utterly deceptive home on a rare 0.25 acre walled plot at €595,000.

Front garden runs to the Glasheen Road

That’s at the upper end of the price scale for Glasheen Road, but there are over a half a dozen homes along its stretch making €500k or more, while nothing inside in Croaghta Park has reached this sort of scale — yet.

Top bedroom

Several previous resales in quiet Croaghta Park have seen substantial replacements and/or upgrades: an A-rated 3,200 sq ft modern-build across the Glasheen Road shows what can be done, and the location is tops, near the city centre, UCC, major hospitals and the like, whilst the overall area is home to a mix of owner-occupiers and some rentals.

Greenways was bought back in 2015 by two sisters, purchasing from family, and they’ve done work to it subsequently, as well as having it rented for a period since, as they live outside the city: the Price Register shows it making €375,000 eight years ago.

Among the jobs they’ve done was introducing some rooflights to let light flood down from the top through the core which has a feature staircase serving all three internal levels, from ground past the first floor with its four bedrooms, up to the attic with two more rooms, plus eaves storage.

There’s an optional ground floor fifth bedroom/home office to the front, overlooking the very long front garden, as well as two reception rooms, kitchen/diner, and ground floor bathroom, with a second bathroom on the mid-level.

Blank canvas

One of the oddities is the angled double doors with gable over to the outside in the rear dining room, and there’s access to the ground with off-street parking for several cars just inside the entrance to Croaghta Park itself, plus a pedestrian gate.

The slightly unusual but engaging house, with some touches of a Russian dacha, is at the back corner of its walled quarter acre of private ground, with an old timber shed in the long front section and lawns.

An imaginative buyer could do even more with it/its grounds, and it’s possible some may see some development scope in it, or its front portion, give its size. But, that will be subject to running by planners given its corner setting.

VERDICT: Different from the more predicable run of homes on the uber-convenient Glasheen Road.
