Launched in 2024, Midleton’s Water Rock Manor has been an evolving story, delivered in phases until it reaches the magic number of 400.

Over the last 18 months, more than 130 units have gone sale agreed. Of those already signed, sealed, and delivered, nine are in a section called The Willow (other sections include The Holly and The Oak). The Price Register shows that homes in The Willow have so far sold for prices ranging from €456,525 for No 15, featured here, up to €625,000 for No 4. As the builders, Ingram Homes, committed to no less than 40 different house types, the prices reflect what you are getting.

Con Nagle of Global Properties is selling No 15 and points out that all eyes will be on the sale price, as it’s the very first re-sale in the scheme.

“No 15 is one of the house types that has proved most popular,” he says of the 126sq m three-bed semi-d. This type, says the agent, are currently selling new at €495,000, but may not have all the extras of No 15, where the owners invested “considerably more than most purchasers”, spending on herring bone flooring; quartz countertops in the open plan kitchen/dining room; a full-length media wall (in the living room); full length heritage style shutters and an electric car charger.

“The guide price here is €535,000 and the new owners can move in before December,” says the agent. He also answers the question on everyone’s lips — why are they selling up after a year? Actually, they’re staying at Water Rock Manor, just upsizing, he says.

Mr Nagle has reason to be cheerful as the home he is selling is just 2km from Midleton, is in pristine condition and has a terrific A2 energy rating.
