The area of Friar’s Walk in Abbeyside, Dungarvan, Co Waterford, encompasses mesmerising sea views, and has a hushed, prestigious air politely set apart on the east side of the Colligan river which flows through Dungarvan and out to sea.

STEEPED IN HISTORY

The Augustinians gave the area its name, settling here in 1290.

With its 13th-century ruins, pretty church, and sinuous white beaches, the place has a heady, harbour tang, with shimmering infinity views out to the Cunnigar spit, the shoulders of Helvick Head, and across to the gilded cliffs of the Copper Coast.

The Waterford Greenway has opened up the townlands and coast to a whole new appreciative audience. With an incomparable location, Stucco’s Lane (from an early pedestrian lane — Stocalán), Friar’s Walk, Abbeyside, enjoys a superb south-facing rear gardens and a very private portion of the walk.

Close to Abbeyside beach and within view of the towering ruins, this is an inside-out house of generous windows — deployed in multiples to ingest the waves and sky. In terms of price, it’s clearly position, position for agent Brian Gleeson.

ENTRY POINTS

The grounds feature two entry points through solid timber gates to plenty of parking, mature shrub planting, and quality hard landscaping. With two volumes, The original dormer bungalow has been improved with a large two-storey extension on the sea side.

The home is entered through a stately pitch-roofed porch with a feature set of side-lights and triangular gable window.

LIGHT AND SPACE

A spacious lounge to the right reaches through the east wing, windows framing both the front and the rear gardens.

Along with extensive seating positions there’s a fine stone fireplace, and dining allowed for four (at least). Two sets of double doors to the south allow virtually one whole wall to be thrown open to a vast sun deck (no rail — trending this year and next).

The finishes at Stucco’s Lane, are all superb with wide-plank flooring in the hall and lounge, abridging large-format, rectified porcelain tiling in the kitchen.

Inset spotlights, period-style radiator covers, and quality second-fix woodwork — plus the discreet use of built-in storage in circulations space — set this house apart.

DESIGN DECISIONS

The slab-fronted kitchen in a matt, swallow’s egg blue, is a gorgeous set of design decisions over 32.6 south set square metres.

It’s sleek, spare, a touch feminine — with a centre island, handle-free cabinetry, and a highly contemporary raised breakfast bar, plus dining-room for eight to ten.

Two sets of patio doors in the kitchen and a terrace of windows tempt us outside. Two positions for a working study (plus another aloft) — a double bedroom, a bathroom, and utility complete the roam downstairs.

SLEEPING QUARTERS

The house delivers a further two double bedrooms and a roomy single aloft, and all four bathrooms are of a high up-to-the-minute standard of back-to-the-wall cisterns and chic tiling.

The 29.5 sq m master with its four windows, walk-in wardrobe, and dual aspect is quietly glamorous. The harmonising palette of distilled white and rain grey allows the restrained architecture to shine, bouncing shifting, silver marine light into every corner.

The vibrant town of Dungarvan — dense with history and music, great shopping, bars, townhouses, restaurants (including Michelin favourite The Tannery) and a Thursday farmer’s market — is a level, ten-minute stroll along a loop of waterside, showing off King John’s Norman Castle and the celebrated dining quarter of Davitts Quay.

VERDICT: West Waterford coastal winner with beautifully-appointed interiors and a thriving harbour setting to enjoy.
