The owners of 3 St Mary’s Place on Ballyhooly Road didn’t just renovate — they insulated and upgraded and put in an air-to-water heat pump, which is pretty rare in a three-bed end-of-terrace house.

Jean Shanahan of DNG Murphy Condon says the 1920s-built property has almost become a new house since she sold it to the current owner last year.

Back then, she says, it got good interest because of its location, within a 15-minute walk from the city centre, although some were put off the amount of work it required.

“But everything is done now — it’s been rewired and has a new heating system with a top-of-the-range air-to-water heat pump and underfloor heating at ground level,” she added.

“The external walls have been insulated and it has a new kitchen and bathroom and double-glazed windows.”

Seeking offers of €230,000, Ms Shanahan says it has been getting good first-time buyer interest, and that a few investors have also come along for a look.

The ground floor has an open-plan kitchen dining living area with high-gloss white kitchen units.

There’s also a utility room and a bathroom at the rear, while the first floor has three small bedrooms.

End of terrace in a row of three, the house has a tiled patio at the front, and a paved one at the rear.

Located within a few minutes’ walk from St Luke’s Cross, it’s around 1.5km from the city centre.

The Property Price Register shows 3 St Mary’s Place as selling for €194,000 last October.

VERDICT: Unlike other terrace houses of its vintage, it should be cosy and easy to heat.
