THERE’S a bit of work to do at Padua, or No 58 Wilton Gardens, a very well-located three-bed semi-d, in a cul de sac near UCC, the CUH medical campus, and a whole host more western Cork suburban amenities.

First up will be fitting a new kitchen, as currently what’s there is a loose assembly of bits and appliances, but the sub €300k asking price might allow new owners leeway for upgrades such as this.

It’s listed at €295,000 via agent Brian Olden of Cohalan Downing, who says the location is ace, and he expects first time buyer interest, traders-in, and even investors given its ready-made rental potential.

The Price Register shows Padua as last selling back in early 2012, when it made €205,000; so now, five year after the market’s low-point post-crash, it shows the strength of price recovery in Cork’s city suburbs.

Facing west in front, and with the larger homes of the main Wilton Road visible over the back garden’s boundary, No 58 has off-street parking, and gardens front and rear. Internally, it has two reception rooms, ground floor shower room, attached garage, and has had a new gas boiler fitted.

VERDICT: The asking price reflects the extra spending that is likely post-purchase, while the location will grow and grow in appeal.
