Not so much a ‘Golden Mile’ as a ‘Golden Half Kilometre’, a site for sale by Rosscarbery’s feature lagoon in west Cork may well create a wave of bidding at auction, before month’s end.

Due under the auction hammer is a west-facing serviced site of over 0.8 of an acre, with outline permission for a new build at Burgatia, within a few minutes walk of the lovely traditional village of Ross, its square, schools, shops, bars, and top restaurants.

It’s also within a walk of the Celtic Ross Hotel, across the lagoon which hosts a family-friendly water sports centre.

And, the safe and sandy Warren Strand with its pitch and putt course is also a short stroll away, while local GAA club Carbery Rangers have just, Huzzah, won their first ever county final.

Selling agent for the equally competitive November 25 auction day is John Hodnett of Hodnett Forde in nearby Clonakilty, who says it’s spectacularly sited, as well as being the last site in this ‘Grand Circle’ setting of perhaps two dozen similarly aspected homes.

Vendors are the Mercy Order, who own the stunning 14-bay 1890s convent on a height 500 metres away, where the last nuns in the order vacated their convent in 2015.

And, while Mr Hodnett doesn’t quote a guide for this individual site, the expectation is it will be in the broad €125,000-plus category.

At market peak, Hodnett Forde sold a run-down cottage by Warren Strand for more than €500,000, at auction. So, no pressure on any side, at all.

VERDICT: a pearl of a site by the lagoon
