You can get more than you bargain for at No 3, the Avenue.

The contemporary two-storey home, which was designed by Wilson Architects, has planning for two extension options, one on one side of 400 sq ft, the other side has planning granted for a two-storey 800 sq ft add-on, which could provide a fifth, en suite bedroom upstairs.

At it stands, No 3 is a smart c 1,720 sq ft modern family home, in the same ownership since it was built by developers Rossdale in the mid 2000s in this leafy, old wooded estate around the period Woodville House (itself divided into apartments since) behind Dunkathel in Cork’s Glanmire.

Selling agent for the well-kept No 3 The Avenue is Gillian McDonnell of Sherry FitzGerald, who says it’s been very well kept, is on a site of 0.3 of an acres, and was built and finished to the highest standards.

At ground level, it’s mostly open plan, with a very large and triple aspect kitchen/dining/family space, which is about 33’ long and 14’ wide.

This Woodville detached house type’s design is some way mirrors the traditional, long Irish farmhouse structure, but that could all change if new owners decide to go with one, the other, or both extension options which could result in a five-bed, c 3,000 sq ft reworked home if both sides are pushed out.

VERDICT: good as it is, with options.
