IN its first two days on show to buyers, No 40 Wayside Crescent in Clonakilty attracted nine viewings.

Selling agent Martin Kelleher says this level is high for Clonakilty and reflects the fact that there is a shortage of modern properties close to the town, which are within the price range of first-time buyers.

Guiding at €185,000, it’s a mid-terraced property with 1,000 sq ft of living space.

Said to be in very good condition, it’s had one owner since it was built in 2004, who first used it as a family home and rented it in more recent years.

To the front there’s a timber-floored living room with a fireplace, a guest WC off the main hall and to the rear there’s a modern timber-floored kitchen with cream units and a pantry at the side.

Upstairs there’s a bathroom and three bedrooms, one single and two doubles, including one with an en suite.

Fitted with PVC double-glazed windows, the house has electric storage heating and a D2 energy rating.

Overlooking a green area at the front, the property has two parking spaces as well as an eight metre long low-maintenance garden at the rear with a tarmac area, a patio, and a green timber shed.

Mr Kelleher says the estate is just a ten-minute walk to shops in the town centre and even closer to the local Gaelscoil. Given the level of interest, he doesn’t expect No 40 to be on the market too long.

The property price register doesn’t record any sales in Wayside Crescent since No 27 sold for €177,500 in December 2011

VERDICT: Well kept and well located.
