Buyers who would like to wish away the next few months of ice, rain, and cold, might easily imagine spending lazy summer days watching boats sail by from the gardens of this large Shannon- side property near Killaloe.

Originally built in the 19th Century, Cloonfadda House has a high level of creature comfort and quite a substantial number of features which are designed to induce a state of relaxation.

Occupants can observe the sailboats from a hot tub on the back patio, ease tensions by bathing in a sauna, or retire to the private bar indoors for a soothing libation. As a bracing, but less relaxing option, they can also take a dip in the plunge pool outside the sauna.

Selling agents Harry Brann auctioneers say it was originally built in the 1850s and has, since the mid-1990s, been owned by a Swiss-German who carried out comprehensive renovations.

Quite a number of interesting features have been added since then, but others such as the private bar and some rather elaborate bathroom fittings were put in by previous owners.

The current owner built a conservatory at the side and a porch at the front, fitted double glazing, and upgraded the kitchen, while also constructing a building for a sauna. New additions in the gardens include a large fish pond for keeping trout and a Dutch hot tub.

The room with the best views of the Shannon is an oak-floored lounge at the rear which has a marble fireplace and three sets of French doors opening out onto the patio. Next to this is the carpeted bar area with an oak bar counter. Off the lounge is a Liscannor stone-floored sunroom.

The house also has a study, a utility room, a guest WC, and a large kitchen dining room which has oak units with granite worktops, an island unit, a double stainless steel range and window seat.

The ground floor accommodation is completed by an oak-floored formal dining room with a solid fuel stove set in a brick fireplace.

The first floor has four good-sized bedrooms but the most remarkable feature at this level is the elaborate décor in two of the three bathrooms.

The main bathroom has a freestanding bath encased in timber, wainscoting on the walls, an antique-style sink and gold taps and fittings.

Apparently the bath is perfectly positioned to offer its user a scenic view of the Shannon.

The master bedroom en suite is even more ornate, with marble flooring, a steam room, a shower unit with gold fittings and a double vanity unit with gold sinks and taps.

The cut stone entrance has wrought-iron electric gates leading to a sweeping driveway. In front of the house there are lawned gardens with mature chestnut, oak, and beech trees.

Outbuildings include a garage as well as a shed.

Auctioneer John Phelan, s eeking offers of €650,000, says it is getting good attention because of its location and views. “The setting, just 2.8kms from Killaloe is tranquil and the views of lower Lough Derg and the Shannon are breathtaking.”

Since going on the market on Christmas week, Cloonfadda House has been viewed by both local and overseas buyers. Mr Phelan says there have been some early bids which are close to the asking price.
