No 25 Donnybrook Cottages, Donnybrook in Douglas, is a well-located little starter with adjacent garden and shed/bike garage (pic above) that’s getting lots of viewings.

The single storey, 441 sq ft property has already been looked at by a mix of first time buyers, downsizers and investors. Niamh Maloney of Sherry FitzGerald says she’s already had an offer and is expecting it to reach its asking price of €130,000.

Built in the 1940s and modestly extended, the cottage is said to be in good condition but in need of some upgrading.

Accommodation includes a carpeted front living room with a fireplace, a dining area and an L-shaped kitchen dining room at the rear.

The property has two carpeted bedrooms, one at the front and one at the back, as well as a shower room. Fitted with gas heating, it has a mix of double glazed and aluminium single glazed windows .

To the rear the cottage has a small patio, and across the road at the front, it has a 25’ by 35’ garden, a block-built shed and off-street parking.

Ms Maloney says that some of the neighbouring houses have added a second floor and that this could be an option. “The location is a good selling point — it’s just a five minute walk from Douglas village,” she adds.

VERDICT: small, but affordable for singles or a couple.
