A Co Tipperary hotel which has been in receivership for as much as eight years, is finally to be sold.

Newly launching to market this month is Roscrea’s 40-bed Racket Hall Country House Hotel, guiding €800,000 via agents Savills on behalf of KPMG receiver Kieran Wallace. With a legacy as a former coaching house and roadhouse with 250 years of history, it’s located just off junction 21 of the Limerick-Dublin M7, which came into service in 2010.

The sub-€1m price point for the Roscrea hotel, which is trading successfully, puts it in the same price bracket as recent Savills’ Munster hotels sales, such as the Anner Hotel in Thurles, sold for €800,000, and Tralee Central Hotel, which fetched close to €1 million.

Racket Hall Country House was developed back in 2003, when 40 guest bedrooms were added to an existing bar and restaurant business-based in a 18th century Georgian building. It operates as a Bord Failte three-star hotel, with 40 guest bedrooms, bar, restaurant, four conference rooms and banqueting facilities for 250 guests, or over 500 as an entertainment venue.

According to Savills’ Denis O’Donoghue, the Racket Hall is on a site of 2.85 acres two kilometres from the town, fronting the old Dublin/Limerick Road, with gardens laid out for wedding photography and outdoor events, with parking for 140 cars.

Says Mr O’Donoghue of Savills Cork “Racket Hall is the only operational hotel in Roscrea; it is an established country music, entertainment and wedding venue and is generating strong revenues, with popular acts like Declan Nerney a regular performer. It represents an exceptional opportunity to acquire a hotel at an affordable price with vast potential to grow the business”.

With a population of over 6,000, market and heritage town Roscrea is a bustling centre with a large rural catchment and good public transport links, with a rail link via Ballybrophy station to mainline inter-city services.

Shannon Development has a business park nearby at Ashbury, a significant local employer is Rosderra Irish Meat and tourism and heritage is a significant asset, with proximity to Lough Derg, the Slieve Bloom mountains, and several castles, including Birr.

Local branded retailers include the imminent arrival of an Aldi, as well as SuperValu, Dunnes, Tesco and Lidl.

Asking price via private treaty for the Racket Hall Country House Hotel is €800,000.
