Georgian home offers chance to step back in time

Castleconnell, Limerick €450,000

Bedrooms: 4

Bathrooms: 2

BER: Exempt

THE GRACE and elegance of a bygone era are much in evidence in this three-storey Georgian property, one of five in a terrace, at 3 The Tontines, Castleconnell in Limerick.

(A tontine was a European share investment method used to raise capital and to fund building, popular in earlier centuries, and used in Limerick city’s Pery Square, and in Castleconnell among other locations.)

Carefully renovated by current owners it offers 3,250 sq ft of living space with features such as high ceiling and cornicing, original fireplaces and floorboards and a cellar in the basement.

Adaptations for the 21st Century include the addition of a large modern kitchen in a single storey extension at the rear, and it has had replacement pvc windows fitted to the front. The front door’s original, under a simple arch with ornate tracery in the fan-light.

Selling agents Sherry FitzGerald O’Malley say this is a beautiful property with long gardens and courtyard, situated in a terrace where properties don’t come on the market very often. Guiding at €450,000, it’s within minutes of Castleconnell village which is 14 km from Limerick.

As befitting a property of its era it has a large drawing room and a large dining room both with fireplaces and original flooring.

The kitchen has a vaulted ceiling, handmade white and grey units and Italian tiling. In the basement there’s a large family room, a games room and a large cellar.

The first floor has a master bedroom, a study and a very large bathroom with a freestanding bath. The second floor has three bedrooms and a bathroom.

In front of the house is a graveled parking area and, across the gravel is a long, walled lawned area with play space, and to the rear is a courtyard.

Dating from 1812, the house has now been fitted with oil-fired central heating and has double glazed windows.

VERDICT: a spacious and gracious trade up
