Moneygourney, Douglas, €250,000

Launched the week before Christmas and first shown to viewers the day after Little Christmas, 94 Fort Hill, Moneygourney in Douglas is expected to go sale agreed before the end of January.

Moneygourney, Douglas, €250,000

“We got a bid of €260,000 on the first day of viewings and expect to have shown it to 30 viewers after the first week or so,’’ says Gary O’Donnell of ERA Downey McCarthy who started with a guide of €250,000.

Mr O’Donnell puts the high level of interest down to the popular location and the fact that the three-bed semi is very well maintained and presented. “The majority of viewers so far have been first-time buyers with loan approval,’’ he observes.

Built in 2006, No 94 is believed to be the only house in the development which has underfloor heating at ground level.

Attractive on the outside with flat-topped dormer windows, the house is tasteful and neutral on the inside.

The living room has maple flooring and a fireplace while the spacious kitchen dining room has cherrywood units.

There’s also a utility room, a bathroom and three bedrooms. The master bedroom has en suite and the family bathroom has a shower unit with massage jets for extra comfort. Outside there’s paved parking and a well kept walled-in back garden with decking.

The house next to this one, No 95 sold for €275,000 in 2010 and again in 2013 for €190,000. The owners of 94 who bought in 2006 should be happy with the price rise.

VERDICT: Perfect for a either a trade up or a first-time buyer
