Lavanagh House good to go

It won’t take much extra work to put a more modern shine of the grandly-titled Lavanagh House, a four-bedroomed, single storey bungalow directly opposite the Lavanagh Centre/Enable Ireland in Cork city’s Ballintemple.

It currently has a bit of an anonymous feel to its interiors, and an exterior facade with brick and reconstituted stone, but that’s all fairly superficial, and it could all be enhanced by a new owner with flair, and the location r makes it hugely attractive.

On Park Avenue which leads from Ballintemple village core towards the Marina and Atlantic Pond, Lavanagh House is new to market in recent weeks with Michael O’Donovan of Savills, who guides at €295,000, and who says it’s been extended, and is in good overall condition, all in what he bills a prime location. It’s south/west-facing, and pretty much placed and extended into the back of its site, so there’s isn’t much open space to the rear (storage, really), while in front it’s pretty much low-maintenance, with concrete and brick drive, with some shrubs.

There are two reception rooms to the front, with slight bay windows, there’s a dining room behind, and then linked via a rear extension is a kitchen. There’s up to four bedrooms, two sharing an en suite, while the other two have adjoining WCs or shower rooms. There’s also a utility, and Stira access to a floored attic, where there’s a further WC.

VERDICT: The easy keep grounds make it best suited to traders down.
