The recovery in Cork’s suburban house market can be gauged by of sales in older estates - such as Bishopstown’s Dunville Crescent, at the city end of the Waterfall Road.

This mid 1900s scheme of large, blocky detached two-storey houses always saw good resales, at least during the good years. The last few sales here at the Crescent were one in 2013, the extended No 11 making €410,00 which was down from its €485k guide, and before that No 19 sold in 2011 for €316,00, again below its then €375,000 asking price. Now, in a much more positive market, No 17 Dunville Crescent hoves into sale sights, with a price guide of €425,000 quoted by Johnny O’Flynn of Sherry FitzGerald. Might it go over its guide?

There’s 1,700 sq ft of family-friendly space, and it’s just a bit on the old-fashioned side: it’s been modestly extended, and the attic is floored and suitable for conversion. There are interconnecting reception rooms, linked with a broad arch, to the left, whilst behind is a family room; off to the right is a dining area and kitchen, with Murray-style units.

Upstairs are four bedrooms, three of them doubles and two with built-in vanity units, very much a la mode for the day. Rooms are bright, and the gardens are neat, shrubbed and well-kept, with crazy paving back patio. Location is near the south city ring road and Bishopstown roundabout, close to CUH, CIT and Marymount.

VERDICT: Good as it is, but with lots of scope for a modernising twist.
