There’s both a house, and a site for a second one, at the Cork harbour home called Seabury. Set up at Mariners View Avenue, off Church Hill in Passage West, this is a 2,700 sq ft upgraded and well-kept five-bed family home, plus detached garage, on a site of 0.44 of an acre.

Its owners got full planning for a 1,800 sq ft new-build dormer on a portion (0.2 acre) of its grounds. It can be bought on its own for €120,000, or with Seabury, bringing the all-in price tag to over €500k.

Interest in the first week or two for sale is from buyers who may buy both, and hope to make a profit on the site in a few years, says Catherine McAuliffe of Savills who guides the main house at €395,000. Seabury’s very wide, with the main rooms all up to the front, on both levels, for a wide stretch of views of Lough Mahon, and this includes two reception rooms and conservatory, as well as two bedrooms at ground level, and from two more overhead bedrooms.

The en suite master bedroom (with walk-in robes) is over the living room, a rear bedroom also has an en suite and the largest of all, at 35’ by 15’ has two apex windows in front and three Veluxes facing south to the back.
