HOUSES built a few years ago at the Vicarage, on the edge of Douglas Village, Cork, have been selling steadily in the last 18 months with Savills, at prices (according to the National Price Register) from €299,000 to €420,000 (exclusing VAT); now, No 15, one of the largest, also on a large site, is new to market for €425,000.

The scheme of 17 detached houses, plus adjoining apartments closer to the Carr’s Hill entrance, was started by developers, Frinailla, back in 2007 — too late for a falling market.

Launch prices were in the €800,000s, up to €1.1m for the largest A type, and every electronic gizmo was included.

The bells-and-whistles spec was reduced as times toughened, but the houses are done to a good level, with zoned heating, wiring for audio to all rooms, slate roofs, etc.

With most here now sold and occupied (some have been rented-out), and all building work completed, Clare O’Sullivan, of Savills, is asking for €425k for the 2,175 sq ft, five-bed No 15, an example of the A-type, with its fifth bedroom on the second floor.

Ground-floor accommodation (with good, laminate floors in situ) is good, with big front living room, side lounge, and rear family room down a few steps from the kitchen/dining room; there’s also a utility, guest WC and a understairs closet.
