A blind doorway, in a roadside terrace of five period homes set behind a high wall, is all you see first of No 31, at the city end of Sunday’s Well Road just west of the sentinel St Vincent’s Church.

Once through the door, travel across a 8’ bridge/corridor to the slightly set-back house, and away you go — surprises aplenty, with sunny, south-facing levels going down and up, full of period promise and with a visual prospect that’s green, pastoral, and has a river at its boundary.

There’s a surprising four levels here to disport over, from en suite attic bedroom through two formal levels, and down to a lower ground/basement with two rooms. Work is needed on all four levels, from the more decorative in the formal rooms, to more considerable works at the lower ground, plus it needs a new kitchen, bathroom, wiring, etc (despite having had structural work done a few decades ago, it’s back to forlorn mini-grandeur right now.)

Mr Moore points to the prime Sunday’s Well location, the views towards UCC over the weir by Sunday’s Well Tennis Club and cricket club (summer greenery in the treeline beneath by the Lee’s banks has caused the weir view to disappear, but it can be heard) as well as to the house’s renewal prospects in the right hands.

VERDICT: A do-er upper worth doing up.
