Built about ten years ago, very much with an eye to the views over the stony fields, this four-bed split level family home has a good level of finish, and super-bright living space, say agents Sherry FitzGerald McMahon in Ennis of this Ballyvrislaun pad.

The style and space comes at a price that mightn’t break the banks either, at €190,000 — so a pleasant surprise for those who reckon that good design has to carry a premium price tag.

Auctioneer Danielle Kavanagh rightly bills it as “uniquely designed”, done by Liscannor architect Alex Russell, and it does follow the traditional west of Ireland/farmhouse model of long and slender builds, often one room deep.

Rooms include a top deck 29’ by 18’ living room with lots of glass, and a feature window going from a wall into the sloping ceiling with exposed beams, and there’s another small horizontal window across the room, next to a wood-burning stove. Glass blocks are a feature in some dividing walls, many windows stretch floor to ceiling, and there’s also French doors, helping to keep light flowing through. Externally, there’s a half acre with sheltered private patio, vegetable beds for the good life, and lawns.
